A Mold Screen is the inspection associated with a Real Estate transfer. It includes a written report detailing a whole house inspection in readily accessible areas including: the exterior and site conditions, interior walls and ceilings, plumbing, air conditioning system, appliances, roof and windows. The Inspector is looking for "Red Flags" defined as: visible mold, any condition that is favorable for mold growth, signs of water intrusion or musty odors. If "Red Flags" exist, you will be advised and offered the option to have sampling performed. Air samples can be performed with or without a Mold Screen and determine if high levels of spore counts exist inside a home, indicating a past or current mold problem. Air Samples include a Laboratory Analysis Report determining if a problem exists.

Infrared Thermal Imaging can quickly detect wet, mold promoting ceilings, floors and walls due to roof, window or plumbing leaks that could visually be unnoticed. The drywall ceiling at the right looked fine visually but Thermal Imaging found a wet area from a roof leak (black area).
